Pieve di San Giovanni
A villa immersed in the picturesque Tuscan landscape, where history and luxury meet in a timeless setting in the pristine surroundings of Lustignano, in the province of Pisa.
The Pieve di San Giovanni is located in a strategic position:
- just 45 minutes from Volterra
- 1 hour and 30 minutes from San Gimignano
- 40 minutes from Bolgheri with its wonderful vineyards
- 45 minutes from the splendid sea of Follonica (Grosseto)
- 50 minutes from the wonderful beach of Cala Violina
- 50 minutes from Piombino, a strategic port for visiting the renowned Elba Island
- 1 hour and 30 minutes from Forte dei Marmi
In this area of the upper Cecina Valley, on the border between the provinces of Pisa and Grosseto, some views can still appear surreal, reminiscent of a lunar landscape.
Smoke rising from the ground, boiling white steam, fumaroles, lagoons, and geysers. We're in the so-called Devil's Valley, a geothermal epicenter where, for over a century, natural steam has been harnessed to generate electricity and heat water, including in our swimming pool.
A place considered so disturbing and inhospitable in ancient times that Dante Alighieri (legend has it that he was inspired by these places to describe Hell) described it in his Rime Petrose:

The Villa, surrounded by a flat park, offers panoramic views of a landscape of captivating beauty from within a 40-hectare property.
This property includes hiking and mountain biking trails that wind through the forest.
In the garden, the vibrant vegetation is a triumph of color, featuring roses and lavender bushes, lemon and cherry trees, tall cypress trees, and numerous olive trees scattered among the expansive grassy lawns.
The large patio surrounding the pool offers an ideal setting for relaxing moments and ceremonies.
From October 2025, the Pieve will be enriched with a new annex!
Separate from the main building and also rentable individually, the annex will bring the Pieve's total capacity to 14 people.
This is a little gem, which can boast:

- disabled bathroom including emotional shower
- When the annex is rented alone, exclusive use of the SPA area and the outdoor swimming pool, heated all year round, is granted.
1 master bedroom with a king-size bed and a cast-iron fireplace, served by an en suite bathroom with a tub and shower.
1 executive suite and 4 bedrooms The rooms have private bathrooms, one of which has a bathtub.
Two bedrooms and two bathrooms can be combined to create a family suite, thanks to a door in the hallway that separates them from the others.
The modern kitchen is fully equipped with all the appliances necessary to impress even the most demanding chefs.

The waters of our indoor pool are naturally warm thanks to geothermal energy, which comes from deep within the Earth. The heat is provided by the magma in the deepest layers.
The spa is enriched by a fully equipped and functional gym for physical well-being.
